Yesterday on many news portals published news about the new method of fraud with real estate, which have already proved themselves in action on the example of the sad history of one of the residents of the capital.

Once again received the payment order on payment of utilities, he noted that in the "payer" is not he: the apartment is still the same, but the owner of it is a whole other citizen.

It turned out that last fall he gave the apartment to myself, the unknown. The situation is such that in a nightmare not dream: without knowing it, the owner gave the apartment to God knows who, but still nothing!

And how the fraudsters managed to rotate? Disservice here had high technology.

The key to transferring ownership of the property lies, as you know, within the building. A recently launched project: services on registration of the transfer of ownership can be obtained in electronic form.

Of course, it is not enough just to register on the website of the public Services: requires to obtain a special "key": a digital signature, and the reinforced qualified.

Give her special accredited centers on a flash drive in the form of program code through which the website Services understands that addressed to it is the citizen who furnished personal office.

If such a signature have both sides of the transaction, they can re-register the property directly through the portal of public Services, not appealing personally to the Rosreestr or MFC.

So, the scammers somehow (the circumstances are clarified) was issued on the owner of the apartment EDS and "cranked" the electronic registration of the transfer of property by donation.

The result was known already to the former owner a few months later.

How not to get into a similar situation?

If you have property, do not be lazy to do some simple but effective measures for its protection:

1) One to two times per year check the extract from Rosreestr on their homes.

It can be quickly obtained on the website of the Federal service for state registration, putting the address or cadastral number of the object. It is possible to find out who is registered owner of the property, whether it's arrest or made by third parties claims.

2) Submit to the Federal registration statement on prohibition to make registration actions with the real estate without your personal involvement.

This can be done by personally contacting any branch of Rosreestr or in the nearest IFC. You need to show your passport and a document confirming the ownership of your property.

For the electronic filing of such Declaration through public Services is required to issue a digital signature.

Within 5 working days from the date of application to the land registry is recorded that the owner was forbidden to make registration actions with this object without his personal participation.

Therefore, the Registrar will make a record of the termination of property rights transaction, until you see the owner personally.
